The California Foreclosure Report – July 2012

Some months we see a decline, while others we see a rise. No, not the stock market. The real estate market and more specially the foreclosure market.

The July 2012 numbers show California Foreclosure Sales rising 10.4 percent over last month, while still down 41.7 percent vs. July 2011. The number of California Notice of Defaults basically remained flat showing an increase of 1.4 percent vs. June 2011, and a 12.3 percent increase vs. July 2011.

According to Foreclosure Radar monthly fluctuations remains normal in both directions on a month-to-month basis, so observing monthly trends over time gives the clearest picture of the foreclosure marketplace.

Oregon Law, SB 1552 Affects Foreclosures

Although we don’t normally cover Oregon, the figures showed that July 2012 Foreclosure Filings shot down 64.2 percent vs. June 2012, and down 58.6 percent vs. July 2011. These numbers suggest that the new Oregon law, SB 1552 that gives homeowners at risk of default, or in default, the right to request mediation to avoid foreclosure, as well as the Oregon Court of Appeals Ruling that may force some lenders to proceed judicially with foreclosures had an affect.
